Stamp Duty is a complex tax with multiple categories and rates. Stamp Duty is paid on both the transfer of land and buildings, and the rate of Stamp Duty liability can land anywhere between 0—17%. The rate you pay is determined by the use of the property, or parts of the property.

Often, the exact nature of the underlying property is not reviewed thoroughly by the conveyancers or lawyers dealing with your property transactions.

Other professionals default to assigning the highest rate of Stamp Duty to your property, simply because they do not have the resources or expertise to consider your property in the level of detail required to properly establish your liabilities — but we do.

 

How do our Stamp Duty services work?

Working with SDLT Tax to assess your Stamp Duty liabilities is fast, simple and effective. We secure your Stamp Duty savings by thoroughly assessing your property against a number of different criteria to identify overlooked savings and help you claim back any overpaid tax from HMRC.

You pay no fees upfront. If we can’t find a tax saving for you, we won’t charge you a penny. If we do find savings, our fee will be a percentage of the savings identified.

 

STEP 1:

One of our highly qualified inspectors will visit your property, typically within 2-3 weeks of being instructed. They will compile a schedule of all the contents included in the sale.

STEP 2:

We need a few of the transaction documents from you or your solicitor. We provide you with an online portal where these can be uploaded safely and securely.

STEP 3:

Our Chartered Surveyors complete the valuation process, adhering to the guidance contained in the Valuation Office Agency Taxes Manual.

STEP 4:

We apply to HMRC for your refund, chasing any delays and responding to any queries. HMRC typically pays out in 30 days or less.

 

We check your refund so you can be confident you’ve paid the correct amount of tax.

 

 
  • During our review, we will correctly allocate value between the constitutional parts of a property deal.

  • We will also review the use of the land and property and apply the correct rates of Stamp Duty.

Our fee for Stamp Duty Land Tax advice is 25% of the tax savings identified by us.
